08/15/2012: "Planning Commission Workshop Aug 17th On Shoreline"


Don’t get confused, but next Tuesday (08-21-02 ) the County Council will hold a public hearing, and may pass regulations on wetlands that will affect what and where development can occur in the shoreline, but prior to that on Friday (08-17-02 ) the Planning Commission will hold a workshop to discuss preliminary amendments to the following sections of the current SMP (Shoreline Master Program) regulations, that is, what and where development can occur on a property. Because it is a workshop, they will not make decisions or recommendations to the Council until after additional meetings and public hearings on the following subjects:

1. General Regulations
2. Environmental Protection
3. Signs
4. Commercial Development
5. Transportation Facilities
6. Parking
7. Industrial Development
8. Institutional Development
9. Utilities
10. Public Access
11. Recreation

All of the listed sections above are in the current SMP. The proposed amendments would change some, but to what extent will be decided by the County Council after they receive the PC recommnedations and held their own public hearings some time in the future.

The purpose of the workshop is to provide the Planning Commission an opportunity to discuss the proposed amendments. There will be no public comment at this workshop although all are welcome to attend.

After the Planning Commission has reviewed the proposed changes and made suggestions, there will be a series of public meetings at a later date to encourage public comment on the proposed amendments, however the changes to the CAO (Critical Area Ordinance) sections that may be passed by the County Council prior to the public hearings and recommendations by the Planning Commission will control what changes, and to what degree, changes will be allowed.
