01/25/2012: "Assessor Begins New Appraisal Cycle"
The San Juan County Assessor’s Office has begun site inspections of real property located in San Juan County’s 2012 appraisal area, which includes north Lopez, Shaw, Decatur, Blakely, Center and Frost Islands.
The San Juan County Assessor’s Office has begun site inspections of real property located in San Juan County’s 2012 appraisal area, which includes north Lopez, Shaw, Decatur, Blakely, Center and Frost Islands.
For land parcels enrolled in Current Use, Open Space and Designated Forest Land, the Assessor’s Current Use Specialist may make an additional site visit in order to help determine compliance with the provisions of these special tax classifications.
For properties that are not within the 2012 appraisal area, beginning with the 2012 assessment year for 2013 taxes, San Juan County will begin adjusting property values once a year to reflect current market value.
Site visits will occur once every six years as opposed to once every three or four years as has been the custom in the past. The appraisers and Current Use Specialist will use these site visits as an opportunity to conduct a thorough and comprehensive inspection, knowing that six years will elapse before the next inspection.
The Assessor’s staff will make every effort to be as unobtrusive as possible while conducting these site inspections. Although on a tight schedule, they always welcome the opportunity to talk with property owners about their property, the neighborhood and/or information which may have a bearing on market values.
